Primer on Las Vegas Luxury Real Estate

Primer on Las Vegas Luxury Real Estate

Supply follows demand within the Las Vegas luxury real estate market. And, because there is such a diverse influx of buyers to Las Vegas, the catalog of luxury property is just as varied.

Along with an assorted list of luxury property classifications — i.e. condos, penthouses, estates — we also have contrasting locations. I can show you luxury real estate near the famous Las Vegas Strip, or in a gated community in Henderson or Summerlin.

Making a decision on what and where to buy in Las Vegas can be daunting, so let’s break down the categories of homes for sale and explore a few areas of the valley.

Life Near The Bright Lights

For those who like to live near the action, these communities are a fantastic starting place when looking for Las Vegas luxury real estate.

Palms Place residences start at $300,000 for a fully furnished (including kitchen utensils), one-bedroom condo. Owners and their guests receive benefits like concierge service, limo access, and room service. Recreation includes an indoor and outdoor pool, sundeck, and access to events at The Palms hotel and casino.

Mandarin Oriental hotel and condos are right on Las Vegas Boulevard. Living near the action does not get any closer than this. Complimentary cabanas, resident-only entertainment lounge, and pre-arrival and “away from home” maintenance are a few of the luxuries condo owners enjoy.

Turnberry Towers is near the Las Vegas Country Club, affording some units views of the golf course. Turnberry Place is nearby, and homeowners enjoy a 30,000 square foot European-style spa and fitness center. The developers of Turnberry are world-renowned creators of resort-style living.

The Las Vegas Country Club is the best of both worlds. The neighborhood is a few minutes away from the Strip, courthouse, law offices, and includes proximity to a golf course, fine dining, indoor and outdoor tennis courts, swimming pool and sauna. This cluster of homes was once a horse race track and has been a part of Las Vegas history since the Rat Pack days.

Henderson Luxury Real Estate

Henderson, Nevada is technically a separate city from Las Vegas, but we consider Henderson part of our Las Vegas community. One outstanding aspect of Henderson is that it has a private airport. Charter flights, corporate planes, and all manner of private aircraft call Henderson airport home.

A fun fact about Henderson:

"It has more basketball goals per 100,000 residents than any other big city in the U.S. The following neighborhoods are a sampling of luxury real estate in Henderson.
The Anthem development offers unrestrained views of Las Vegas and surrounding mountains, 11 parks, including a lighted roller hockey rink, and multiple golf courses. Neighborhoods within Anthem include:

  • Sun City Anthem, ranked No. 1 on the 55places.com list for active retirement communities
  • Anthem Country Club, which surrounds a Hale Irwin and Keith Foster-designed golf course and hosts a full-service spa at the clubhouse
MacDonald Highlands is another exclusive development in Henderson and includes Dragon’s Ridge Country Club as an elected amenity. Dragon’s Ridge golf course received its name thanks to a rock called Sleeping Dragon Rock that lies within the bounds of a fairway. The clubhouse accommodates sports fans in its 10,000 square foot “football room.”

Luxury Real Estate in Summerlin

Across town from Henderson is Summerlin, a planned community with over 100,000 residents. Summerlin is really like a city within a city, as it has a downtown shopping, dining, and entertainment district, a hospital, top-rated schools, and acres of office parks.

The village of Summerlin has individual subsections, all with unique homes and neighborhood conveniences. But, they are not islands unto themselves thanks to the 150 miles of trails that wind through the green spaces connecting the sectors. When Howard Hughes bought the 25,000-acre parcel to build Summerlin he wanted neighbors to have access to each other via walkways that led to convenient parks.

Within the territory, we have several luxury micro villages to choose your new home.

They include:

Summit Club, the latest entry in the journal of luxury Las Vegas living. Ground broke on this ultra-posh in Spring 2016, with a resort-style clubhouse, theater, and lifestyle accommodations provided by the management company.

The Ridges is home to Bear’s Best Golf Course, a Jack Nicklaus-designed composite based on Nicklaus’ favorite designs from existing courses. Within The Ridges are Azure, Arrowhead, and Falconhead, all custom homesites that line the golf course.
