Much noise was made when Gene Simmons, frontman of iconic rock band KISS, purchased a home in Ascaya for $8.2 million; the property, which features six bedrooms and a garden with walking trails, is now available for $14.95 million. Another well-known personality whose property purchase in Ascaya garnered attention is Mark Davis, the owner of the American football team Las Vegas Raiders. He plans to build a mansion covering over 6 acres, in the silver and black colors of the Raiders. The mansion will keep him close to the team’s practice facility in Henderson.

Any already built homes in Ascaya are guaranteed to be practically new, with property sales in the neighborhood resuming only in 2014; the oldest homes here were built in 2016, with several more under construction and set to be move-in ready by 2022. The following features can be typically found in homes in the community:

Ascaya today is a master-planned development which is owned and conceptualized by Henry Cheng, a Hong Kong billionaire and owner of NWS Holdings Ltd. It’s fair to say that Ascaya had a challenging start when it broke ground in 2004. Construction was already underway, but the entire project had to be put on hold when the global economic downturn happened in 2008, stalling its progress and leaving its future uncertain.

Things turned around in 2014, when the development of Ascaya and sales activities resumed. The clubhouse and model homes—which are called “inspiration homes”—were finally constructed, a period which people consider a rebirth of the community. Since then, interest has been growing, with Ascaya selling its first homesite in 2014 at a price of $925,000, and a vacant lot being sold for $2.6 million in 2015. And sales have been continuing , with Ascaya finally welcoming its first residents in 2017. It’s an exciting time for the development.

It isn’t hard to see why Ascaya is able to attract so much attention. Ascaya was created out of the McCullough mountain range, soaring 1,000 feet above the valley floor, with a total elevation of more than 3,000 feet. Its estate-sized lots—which are referred to as “homesites” and generally cover a half-acre area—are perched on layers of varying elevations on the mountain, giving the impression of stone terraces. 31 miles of 12-feet-high walls line and support each layer, adding a considerable level of security for the residents.

The setting of the 313 homesites in Ascaya provides privacy and exclusivity. While about 70% of the projected homes will be treated to stunning city views, the location guarantees that even those who do not have a view of The Strip will have unimpeded views of the rest of the area, without any other houses blocking the scenery. The resale market is also something that buyers are actively keeping an eye on. According to The Las Vegas Business Press, most buyers are moving from California, New York, and Chicago and are in the market for homes that are ready for occupancy.
